Can you hold a place before I apply?
Properties are typically rented on a first-come, first-served basis with a completed application and required fees. We recommend applying as soon as possible to secure your preferred rental. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Move-in costs vary by property. In most cases, tenants are required to pay the first month’s rent and a security deposit before moving in. Some rentals may also require last month’s rent. -
How old do you have to be to apply?
All prospective tenants 18 years and older are required to apply. -
Is the deposit refundable?
Yes. Security deposits are refundable as long as lease terms are met and there is no damage beyond normal wear and tear. Deductions may apply for repairs or cleaning. -
You have a property I want to rent. How do I apply?
Applications can be submitted online. A completed application, fee, and supporting documents (such as ID and proof of income) are required. -
How do I pay rent?
Rent can typically be paid online through the tenant portal, via automatic bank transfer, or by cashiers check or money order at the office. -
I want to get a pet. What do I do?
Review your lease and contact management before bringing a pet home. A pet deposit will be required and breed restrictions may apply. -
I want to move out, but my roommate wants to stay. What do I do?
Lease agreements usually hold all tenants responsible for the entire lease. If one person wants to remain, they may need to qualify independently or find an approved replacement. -
My lease expiration is coming and I want to move out. What do I do?
Most leases require written notice before move-out. Check your lease for specific notice periods and submit your Move Out Notice through the online portal in Appfolio. -
Who is responsible for paying for repairs & maintenance requests?
We handle standard maintenance and repair requests, but tenants are responsible for damage caused by negligence or misuse. Please submit all requests through the tenant portal promptly.
